Leakage In Building

Building as a whole is a beautiful creation of an architect and interior decoration for man and his dreams where an owner is putting his all efforts. But if there is a leakage it will spoil the look of building from outside as well as inside. It will be a cause of growth of various types of microorganisms which are harmful for the health of people as well as their belongings. Leakage can be due to rainwater or ground water or from supply of water scheme or drainage system. This leakage can be from roods, walls, floors or from various joints. Leakage from supply or drainage scheme can be repaired and one can give assurance for a certain period but in the case of rain water leakage in rains where no one can give assurance for a long period but generally it is for one or two years with normal expenditure otherwise it will be very costly.

This leakage may disintegrate the various building materials, cause of efflorescence to spoil finishes like dis-tempering and paintings and cause of water spots on various surfaces. Leakage may damage the household articles, short-circulating of electrical wiring, deterioration of cement plaster of walls and roofs, growth of unwanted wild plants and various micro-organisms and if building is not maintained properly then after a certain time the building may be in dilapidated condition. Prevention is always better than cure therefore it is important to prevent leakage in buildings by which healthy and clean environment can be provided to the occupants of the building. The main cause of leakage is defective and poor maintenance. The major leakage in building takes place from roots, terraces, toilets and kitchens.

Inadequate slope of terraces and blockage of down rain water pipes are the main causes. Blockage of down pipes may be due to leaves, papers, plastic bags and building rubbish etc. during rains may be the main cause. Therefore there must be regular inspection and cleaning with iron rod or bamboo so that water should not stop. Minimum number of down pipes can be calculated on the basic 4” dia pipe for 400 to 500 sq. ft. of root terrace and roof slope towards down pipe should be 1” in 20. Today organic base lime terracing is not done because kankar lime of better quality is not available therefore first treat the roof with two coat painting of tapecreep, then apply a thin layer of tapecreep cement mortar over which after starching murga jali apply 1:1.5:3 concrete with bhrat-coop-bazari and finish its top with cement mortar in 1:3 ration after mixing glass fibrous 100gm per bag of cement.
